Lake District property finder included on sought-after international ranking

The rise of high-end Lake District property finder Gemma Dawe continues with a new listing in one of the most sought-after professional rankings in the world.

Her business Lake District Relocation Ltd has been included for the first time in the internationally respected Chambers Buying Agents High Net Worth Guide 2025.

It assesses her as one of the best in the UK, saying her service is unique and upholds the utmost client care.

It comes after Gemma was recognised for the second year running as one of the best in the country by Spears, the magazine for ultra-high net worth people.

Adding to her success, Lake District Relocation Ltd has been named as a finalist in the Enterprise Vision Awards, which takes place in September and is the UK’s largest business awards dedicated solely to women.

Gemma, who launched Lake District Relocation Ltd in 2020, said: “To be recognised by Chambers and Partners, one of the most respected legal and property directories, is a true honour.

“So much is happening this year. It follows the Spears listing and being a finalist in the Enterprise Vision Awards, and as we celebrate five years in business.

“Many small and medium-sized businesses don’t make it to five years so that has always been a benchmark for me. It’s a great achievement.”

Gemma, who has transformed property finding in her native Lake District, specialises in finding dream homes and luxury properties ranging from £800,000 to £10 million.

She works only for buyers, using her extensive network of local contacts and often sourcing properties off market.

She has built the business singlehandedly, earning a reputation for excellence and delivering hard-to-secure properties.  

“I was a market disrupter when I came along,” said Gemma.

“Now I am recognised nationally and am involved in some exciting national projects which are coming up.”

The assessment process by Chambers took nine months and was extremely rigorous. 

“The process to even be considered by Chambers is one of the hardest I have been through,” said Gemma. 

“They want to know everything about you. I had to provide evidence throughout, and they spoke to clients and the professional people I deal with.

“The Chambers guide is worldwide and so it is relied upon by people all over the world to make decisions on advisors they will use here in the UK.”

Gemma credits her success partly to her deep roots in the Lake District and Cumbria, giving her unrivalled knowledge and local contacts, including among skilled tradespeople.

She was born in Windermere and is raising her family near Kendal.

“I can find properties and provide opportunities for clients which others can’t, and which can be very difficult for a buyer to do themselves,” she said.
